New riverside community features abundant parkland and stringent architectural controls

Kitchener - Hallman Construction has launched a prestigious new residential development in one of the Kitchener area's most beautiful naturescapes. The community, named Riverwood, is located along the eastern edge of Kitchener, along Zeller Drive and is nestled against the shores of the Grand River.

“We are striving to do something very special in this new community,” says developer, Jim Hallman. “The street patterns are laid out to facilitate traffic calming and we have imposed very strict architectural controls on the builders building within this community to assure that the community maintains an upscale flavour.”

The architectural controls were developed by control architect James Fryett who worked diligently to enhance Riverwood's overall quality without unduly restricting the residents' personal use of property.

“The vision of Riverwood,” Fryett stated, “is to create a high quality, visually interesting identity which enhances the unique geographical context of the community. This includes adjacency to the Grand River, expansive open spaces, parks, rolling landscape and the Walter Bean Trail and its associated trail systems.”

The actual architectural controls focus on four major areas that include a coordinated design theme, a variety of design to limit repetition of style, ensuring that garages do not protrude forward of the homes and the required use of a tasteful palette of materials.

Having these architectural controls in place ensures that the Riverwood residents will encounter no unpleasant surprises in later phases of the community, which means that their homes will retain strong market value.

But the architecture of Riverwood is only half the story. The other half is the community's fabulous location. “When we first developed these lands,” says Jim Hallman, “we wanted to make sure that this community provided a neighbourhood where the residents were able to take advantage of the many amenities these lands made possible.”

And amenities there are in plentiful quantity. First, Riverwood is situated along the shores of the Grand River, which provide an abundance of walking trails and protected natural lands. Riverwood provides convenient access to the Natchez Park Conservation Area. The community itself will have several parks, two of which with water features, while another will contain sports fields and play grounds. Riverwood has also set aside lands for the future development of a school.

There are five builders currently building homes at Riverwood on 30' and 40' lots. These are Aberdeen Homes, Hawksview Homes, Kenmore Homes, Savic Homes and Surducan Homes. Riverwood will eventually have upward of 600 homes ranging from townhome starter homes to opulent single-detached homes on 50' lots.

Aberdeen Homes has a model home open for viewing Saturdays and Sundays from 1:00 PM to 5:00 PM, while the rest of the builders are currently in the process of building their models.

Riverwood is located on Zeller Drive, which runs east off Lackner Blvd between Ottawa and Fairway.
